Action Overhaul for Grand & Upright Pianos
In a nutshell, depressing a key causes a hammer to strike a string. In between the key and the hammer is a most ingenious device known as a piano action. It is made primarily out of felt, leather and wood. Most actions have some metal in the action support frame.
The action is incredibly durable and designed to be adjusted to tolerances just several thousandths of an inch. However, over time and depending on the amount of use, a piano action falls out of adjustment mostly due to compression of components.
At some point, the action begins to fail. This is noted by keys that don't repeat or are sluggish. Before that happens, a pianist may notice that the touch and tone of the piano has changed or the piano makes extra non-musical noises while being played.

If your action has never been overhauled it is a candidate for an in-home service. I can make that assessment for you after a 30-minute inspection.
If your hammers have a normal amount of wear, they can usually be filed down to create a new strike point. Then a complete regulation is performed. That is, all the moving parts of the action are put back into their correct adjustment. Friction is reduced by lubricating the keys and action.
The restoration of correct touch, repetition and tone throughout the range of the piano can be quite dramatic. Your piano becomes fun to play again. You no longer have to change your playing style to accommodate a non-responsive piano.
